Framingham - 12-14-11 - A State agency will occupy 11,000 s.f. at Kenwood Center. The 2 building complex is now 98% leased and available for sale at $6.85M. Call Marlene Aron for details.

Milford - 11-22-11 - 83 Cedar Street, an 8,100 single story building on Rt. 85 has been sold for $1,125,000. Marlene Aron represented the Seller and Paul Matt of Kellerher & Sadowsky represented the Buyer, Seven Hills Family Services, Inc., a non-profit organization who helps disabled adults. The site was chosen due to its location, pristine condition and parking.

Ashland- 12-2-11 - 100 Waverly Street, a modern brick office building on Rt. 135, will be the new site of a learning center. Trish O'Neil introduced the tenants to the property and Marlene Aron & James Gordon represented the Lessors. There is 5,400 s.f of office and 3,000 - 5,400 s.f. of warehouse with loading & drive-in access still available.

Natick – 10/20/2011  Experience Wellness Centers, a multi-location medical practice, will open their first Metrowest location at 14 W. Central Street in November. Marlene Aron, the sole broker and was able to list the 1,400 s.f. medical space and lease it within 30 days. 

Marlboro - 9/20/2011 - 133 E. Main Street, a 4 story white brick office building located on the corner of Rt. 20 & E. Main Street, has just been sold by Marlene Aron, representing South Middlesex Housing Corp. & Atlantic Retail for $1.5M.   The site will be land leased to TD Bank by the Buyer.

Framingham - 9/10/2011 - A national medical tenant has just signed a 10 year lease at 110 Mt. Wayte Ave. Marlene represented the landlord in this transaction. The building is for sale - call for details.

Framingham - 8/25/2011 - A 904 s.f. medical condominium at Lincoln Medical Center has been sold by James Gordon of Gordon Real Estate & Marlene Aron of Metrowest Commercial R.E. Marlene & James represented the Seller. The selling price was $107,000.

Framingham - 8/24/2011 - The 2nd floor suite at 25 Lincoln Street, has been leased to an accounting firm. The 25 Lincoln St. Victorian office building is available for sale and now has $2,125/m income. Marlene Aron & Trish O'Neil represent the owner.

Natick 8/18/2011 - Kumon Learning Center has extended its tenancy at 2 Wethersfield Plaza. Marlene Aron represented the Lessor. A contiguous 2,400 s.f. double glass storefront is available next door.

Framingham - 7/15/2011 - Empire Vision has exercised its option at its Rt. 9 - 255 Worcester Road location. The company operates 100's of eye care stores nationwide. Marlene Aron represented the Lessor, in the lease extension which was a modified option to reflect the current market. According to Marlene, " Options are being carefully reviewed and renegotiated. It is usually in the best interest of the Lessor to keep the tenant even if the option needs to me modified, due to conditions in today's market."

Holliston - 7/1/2011 - An 11,000 s.f. warehouse unit located at 330 Hopping Brook Park has been leased by Rypos, a company located close by, for warehouse expansion space. John Eysenbach of R. W. Holmes represented the Lessee and Marlene Aron represented the Lessor.

Framingham - 6/29/2011 - James Gordon of Gordon R.E. and Marlene Aron have leased 816 Concord Street, a 3,200 s.f. freestanding building located on Rt. 126.

Framingham - 6/28/2011 - Marlene Aron, representing  the buyer, Ashland Properties LLC, has sold an 120,000 s.f. - 4 building granite & brick mill building complex on 8 acres for $840,000.  Marlene was the sole broker and represented the buyer, who will keep the property as investment property and work with Marlene to fill an 11,000 s.f. space with 30' height and drive-in or loading access. The Sellers, Gordon-Mindick Properties, had owned the complex for 34 years.

Ashland - 5/31/2011 - Ledgemere Plaza at 300 Eliot Street, will have a new 1,265 s.f. convenience store with a beer & wine license. Marlene represented the Lessor, Ash Realty and Trish O'Neil represented Che Patel, who's family operated several other convenient store sites.

Natick  5/26/2011 - Representing the Lessors, Marlene Aron has leased 2,365 s.f. to a medical practice, bringing the new brick building to 100% occupancy. Marlene was the sole broker involved in the transaction.

Framingham - 5/1/2011 - 47 Loring Drive, a 4,700 s.f. industrial condo has been leased to BTL Industries, a medical device company. The Lessee was represented by Laudy Soifer of REMAX and Marlene Aron represented the Lessor, her client since 1985.

Holliston 3/30/2011 - Marlene has leased The Water Hazard miniature golf course, located on Rt. 126 at 750 Concord Street, for the 2011 season. The site is still available for sale - Asking $650,000 and should be opened within a few weeks.

Framingham 3/09/2011 - Marlene Aron, representing the Seller, Northeastern Realty Trust in their 3rd successful transaction together and Eric Brosler, representing the Buyer, Aprilla Realty Trust have sold 21 Beaver Ct., a 4 acre industrial site with multiple tenants. Framingham 1/31/2011 760 Worcester Road will be the new site for Leslie's Pools, a national credit tenant. A Spring opening is planned. Marlene Aron represented the Lessor for the lease of 4,455 s.f. freestanding building.

Framingham 12/3/2010 - Representing the Seller, Trailside Realty Trust, Marlene has sold 34 Deloss Street, a well-maintained 4,300 s.f. office building that is now available for lease. The buyer, who had considered the building 6 months earlier, came back with an all cash offer that the Seller accepted., He will be looking for non-profit agencies to create a non-profit office center. The selling price was $231,000 without bank financing.

Ashland 11/10/2010 - Representing the Lessor, Marlene has extended the existing tenant's term at 220 Eliot Street, a 3,000 s.f. garage.

Northboro 11/1/2010 - After an extensive market search, representing the Lessees, Marlene has leased 4,760 s.f. to an occupational therapy group who will be moving their practice to 107 Otis Street.

Framingham 10/23/2010 - Kenwood Center, 63 Fountain Street, Metrowest Daycare expands at their current location and leases an additional 3,000 s.f. Kenwood Center is an 88,000 s.f. 2 building complex with suites starting at $8/s.f. + nullities.

Framingham 10/23/2010 - A recent Multi Listing Service search for Metrowest commercial sales that are now pending showed only 4 properties - 34 Deloss Street, Framingham, an office building that is under agreement by Marlene Aron as the selling broker, 21 Beaver Street, Framingham - an industrial complex - Marlene Aron listing broker and Eric Brosler selling broker, a land site in Natick and a small building in Hudson.

Framingham10/8/2010 - 1001 Worcester Road, Rt. 9, a 6,623 s.f. 3 story office building with a 3 stop elevator and fully sprinklered has sold to an investor, who will occupy a portion of the second floor. Marlene Aron & Eric Brosler set up the short sale marketing program in a fast tracked 6 week timeframe. The effective selling price including the buyer's premium and other expenses was $ 663,250.

Framingham 10/7/2010 - " Play It Again Sports" will open at 271 Worcester Rd., and occupy 3,000 s.f. The 10,000 s.f. plaza has an adjoining 2,000 s.f. store available for $24/s.f + . Marlene Aron was the sole broker in the transaction.

Framingham 9/10/2010 98 Dennison Ave. owned by Wayside Youth & Family Network Support Services has been sold to investors who will renovate the property and lease it as a two-family dwelling. This was Marlene's third successful transaction representing Wayside. The selling price was $284,900.

Framingham 9/2/2010 - The former Fabric Place building will be open soon as a new 14,000 s.f. fabric/sewing center. The NEW DOWNTOWN FRAMINGHAM ANCHOR will operate its 3 location at 136 Howard Street and operate a business similar to the Fabric Place which operated at the site for 60 years. Marlene Aron was the sole broker in this transaction.

Natick 9/2/2010 Kumon Learning Center will open at Wethersfield Plaza, a Rt. 9 14,000 s.f. multi-tenanted strip center. Marlene Aron represented the Lessor and Reid Diamond of Paramount Partners represented the Lessee.

Framingham 8/31/2010 1001 Worcester Road, Framingham, a 6,623 s.f. office bldg with Rt. 9 visibility, has been put under agreement to close at the end of September with a new marketing tool - ON LINE AUCTION. Framingham 8/15/2010 Gordon Real Estate, representing the Lessee and Marlene Aron, representing the Lessor, have leased 4,300 s.f. at 855 Worcester Road to Vineyard Church, an organization that is 20+ years old with membership as far as New Hampshire.

Framingham 8/15/2010 Marlene Aron has leased 3,200 s.f. at 248 Worcester Road to Fitness Equipment NORTHEAST, with locations in Needham MA and Nashua NH, FE Northeast features PRECOR, Lemond known to be the finest precision made fitness products available.
With over 20 years in the business, FE Northeast will open its new Metrowest location in September.

Framingham 6/15/10 - 816 Concord Street, a freestanding 2,200 s.f. building has been leased to McCarthy & Sullivan Engineers. Marlene Aron & James Gordon of Gordon R.E. represented the Lessor.

Holliston 6/11/2010 - 73 Jeffrey Ave., a 26,000 s.f. industrial building located in the Lowlands Industrial Park, will have a new 10,000 s.f. medical device tenant. Marlene Aron was the sole broker representing the Lessor, Security National Properties. The remaining 16,000 s.f. is made up of office and warehouse space and priced at $4.50/s.f. NNN.

Ashland 5/21/2010 - Representing the Lessors, in her 4th successful transaction with Ouellette Realty Trust, Marlene has brought the Rt, 135 ~12 W. Union Street plaza to 100% occupancy. The New England Bead Company will be opening in late June. Allen J. Margulis, JD, MST of Total Counsel Law Group of Natick negotiated the lease on the Lessee's behalf. Attorney Andrew Rogers of Framingham represented the Lessor.

Holliston 5/1/2010 - " The Water Hazard Minigolf Course " has been leased for the season and is now open. This 4 acre site was professionally designed with waterfalls and the longest hole in New England. Manicured grounds, with bridges over ponds & a snack shack make this course one of the nicest around. Leisure Arts Workshop LLC, has leased the site for the season with the intention of purchasing the property at the end of the season, Marlene Aron represents the Lessor/Seller.

Framingham 4/30/2010 - "Total Connections," a well-established call center business that services medical clients and others nationwide, has expanded and leased 48 Franklin Street, a freestanding office building in Downtown Framingham. Marlene Aron was the sole broker and represented the Lessor.

Framingham 4/20/2010 - Gordon Real Estate & MWCRE co-broke the lease at 419 Worcester Road to Discount Cabinets, a kitchen cabinet discount retailer. Watch for a June 1st 2010 opening.

Framingham 4/13/2010 - Venture West Plaza, a Rt. 9 power center with many national tenants including Legal Seafood, will have an expanded dental practice. 2,145 s.f. has been leased by the current dental group for expansion. Marlene Aron did the original lease and represented the Lessor on the expansion.

Framingham 3/2/2010 - Fara Khedmaty and Marlene Aron have represented the Lessor in the leasing of a 3,300 s.f. restaurant. The new tenant is multi-location franchise with one location in Worcester and many more in New Jersey. Crown Fried Chicken will be open soon at 40 Concord Street.

Northborough 2/22/2010 - 411 W. Main Street, a retail plaza located near the Shrewsbury line, will be the new site for Sullivan Associates, a provider of training skills. Al Rogers, of Rogers Realty represented the tenant & Marlene Aron represented the Lessors.

Wayland 2/15/2010 - A dental & surgical practice will occupy the entire 2nd floor and 1/2 of the 3rd floor at 241 Boston Post Road - Rt. 20. The modern 3 story building is now 100% occupied. Marlene represented the owner/builder - Jonathan Buchman in the transaction. The tenant hired George Vaill, a dental consultant to help with build-out, lease negotiations & financing for the project.

Wayland 2/15/2010 - 302 E. Commonwealth Road at Mel's Plaza has been leased to liquor store business that will be relocating into the Plaza. The well-known Mel's Commonwealth Cafe, anchor tenant, has been at the site for over 30 years. Marlene Aron represented the Lessor and was the sole broker in this transaction.

Framingham 2/7/2010 - 195 Hollis Street, a 3,200 s.f. single story bldg, has been leased. The new lessee, shall be relocating an existing business which will be expanded to provide high quality meats, a convenience store with money exchange services. Marlene Aron is the broker/owner.

Framingham 2/1/2010 - Metrowest Commercial Real Estate has moved its offices to Trolley Square at 855 Worcester Road.

Framingham 1/20/2010 - 85 Edgell Road, an historic building, that had been used as a group home, has been sold to a religious entity. The property will be occupied by Church members. The selling price was $668,000. Marlene represented the Sellers and was able to secure private financing.

Southboro 1/6/2010 - 11 Cherry Street, a recent sale of an investment 2 family property was completed for $180,000. Marlene represented the Buyer, Richard Gordon, who will renovate the property and keep it for a long term investment.

Marlboro 1/20/2010 - 512 Sudbury Street, a licensed group home, was sold to a non-profit agency for $350,000. Marlene represented the Seller

Ashland 1/1/2010 - "All Together Now Consignment" has opened at 12 W. Union Street, Rt. 135. The new store is operated by Norma Bell, a local resident, who has been in this business for many years. Marlene Aron represented the Lessor in the 2,600 s.f. lease. Marathon Deli is the anchor tenant and there is 1,789 s.f. available within the Plaza that was last used by a Tanning Salon that recently closed.

Ashland 12/30/09 - 33 W. Union Street ( Rt. 135 ) a 5.05 business zoned acre parcel with a Cape-styled home has been leased with an option to purchase to "Idle Dog," a business that will be relocating into the new site from its Maynard location. Marlene Aron, representing the owner, Oullette Realty Trust, orchestrated a targeted marketing effort and was able to identify the highest and best use for the parcel.

Ashland 12/30/09 - Prologix, a high-tech company, will be moving into 200 Butterfield Drive - Unit B, a 2,900 s.f. modern industrial condo at Commerce Park.  Marlene represented ICSN the current tenant who will be moving to Worcester and the Lessor, AHAB Realty Trust in the transaction.  Aron stated, " There were alot of moving parts that had to be coordinated, but this deal was a win-win situation for all three parties."  Aron has represented AHAB Realty Trust, the owner of 2 units in the complex,  for over 5 years.

Southboro MA 12/6/09 - Eric Brosler, Principal of MWCRE, has sold a commercial bldg located at 14 Main Street, Southboro to a non-profit agency. Eric Brosler represented both parties in this transaction. The sale price was $460,000

Aron stated, " The building was about 90% finished, it attracted users who did not want to deal with completing the build-out. The building was ultimately purchased by a builder/investor, who will complete the build-out and should be able to attract tenants who will appreciate the location, next to the Southboro train station, and the high-end quality of the building."
