1031 EXCHANGE INFO - There are two important year-end Section 1031 tax issues to consider. First, all exchanges must be reported (for tax purposes) in the same tax year. If you begin an exchange that crosses a year-end, the documentation and he exchange must be completed prior to filing the tax return for that year. If the 180-day deadline occurs after the due date of the return, then it is necessary to file a request for an extension for the filing of the return or the 180 time frame will be cut short.

Ashland 1/1/2010 - "All Together Now Consignment" will be opening at 12 W. Union Street - Rt. 135. The new store will be operated by Norma Bell, a local resident, who has been in this business for many years. Marlene Aron represented the Lessor in the 2,600 s.f. lease. Marathon Deli is the anchor tenant and there is 1,789 s.f. available within the Plaza that was last used by a Tanning Salon that recently closed.

Framingham 1/20/2010 - 85 Edgell Road has been sold to a religious entity. The property will be occupied by Church members. The selling price was $668,000. Marlene represented the Sellers.

Southboro 1/6/2010 - A recent sale of an investment 2 family property was completed for $180,000. Marlene represented the Buyer, Richard Gordon, who will renovate the property and keep it for a longterm investment.

Marlboro 1/20/2010 - 512 Sudbury Street, a licensed group home, was sold to a non-profit agency for $350,000. Marlene represented the Seller.

Ashland 12/30/09 - 33 W. Union Street ( Rt. 135 ) a 5.05 acre parcel has been leased with an option to purchase to "Idle Dog," a business that will be relocating into the new site from its Maynard location. Marlene Aron, representing the owner, Oullette Realty Trust, orchestrated a targeted marketing effort and was able to identify the highest and best use for the parcel.

Ashland 12/30/09 - Prologix, a high tech company, will be moving into 200 Butterfield Drive - Unit B, a 2,900 s.f. modern industrial condo at Commerce Park.  Marlene represented ICSN the current tenant who will be moving to Worcester and the Lessor, AHAB Realty Trust in the transaction.  Aron stated, " There were alot of moving parts that had to be coordinated, but this deal was a win-win situation for all three parties."  Aron has represented AHAB Realty Trust, the owner of 2 units in the complex,  for over 5 years.

oSouthboro MA 12/8/09 - Marlene Aron with Flynn Auctioneers has represented the Seller is the sale of 106 Southville Road, a newly constructed 10,600 s.f. office bldg. Aron stated, " The building was about 90% finished, it attracted users who did not want to deal with completing the build-out. The building was ultimately purchased by a builder/investor, who will complete the build-out and should be able to attract tenants who will appreciate the location, next to the Southboro train station, and the high-end quality of the building." The selling price was $840,000.

Southboro MA 12/6/09 - Eric Brosler, Principal of MWCRE, has sold a commercial bldg located at 14 Main Street, Southboro to a non-profit agency. Eric Brosler represented both parties in this transaction. The sale price was $460,000

Natick, MA - 11/21/09 - T- Mobile, cell store is now open at 945 Worcester Road - Rt. 9 - Sunnyside Plaza.

Sudbury, MA 11/20/09 - Representing Romex Holding Real Estate, a long term client, Marlene was able to re - lease a hairsalon at the Dudley Square plaza to a well - established salon located within the area in less than a month after the site had been vacated.

Framingham, MA 11/14/09 - MWCRE announces the lease of 49 Loring Drive to a food distribution center tenant. The 2,642 s.f. industrial unit was offered as a sublet. MWCRE represented the tenant on the sublet and the Lessor on the term thereafter.

Ashland, MA 10/16/09 - Boost Mobile will open at 300 Eliot Street before year end. Marlene Aron represented Ash Realty in this transaction. Ledgemere Plaza is now fully leased.

Ashland, MA 10/20/09 - MH Painting has renewed its lease at 220 Eliot Street in the 14,000 s.f. industrial complex that is 100% leased.

Holliston, MA - 7/28/09 - New Englander Industrial Park will be the new location for Service Above & Beyond, a specialty foreign automobile repair shop. Marlene represented the Lessee, who was referred to her by an existing client.

Ashland, MA - 7/22/09 - Representing James & Helen Kosteas, clients for many years, Marlene has now brought their 14,000 s.f. industrial site at 220 Eliot Street to 100% occupancy. The 3,000 s.f. space has been leased for automotive fabrication.

Natick, MA - 7/10/09 - Representing the tenant, Dr. Simone Mordas, Marlene was able to locate a perfect site at 192 Worcester Road - Rt. 9. A current medical tenant will re-locate within the building opening a move-in situation with only painting & new carpeting needed. The Lessor, Gene Crowely, was a pleasure to do be business with.

Natick, MA - 6/09 - Eric Brosler has sold the former Barber Brothers site on Rt. 135 for $3.4M. Eric is representing the new owner, who is offering 10,000 - 27,000 s.f. for lease. Framingham, MA - 4/10/09 - Eric Brosler announces the sale of 340 Union Ave., a 2 story professionally zoned building - $520,000. The 3 story building consisted of first floor office space and (2) 2nd/3rd floor apartments. The building was purchased by a local attorney who will be moving his law firm there.

Framingham, MA - 11/30/08 - Representing the LESSOR, Marlene was able to negotiate the lease renewal at 419 Worcester Road - Rt. 9 with REBATH. REBATH, a multiple location retailer specializes in bathroom retrofitting and renovations. David Tognacci, of Phoenix Commercial RE, represented the LESSEE.

Natick, MA - 10/30/08 - Rt. 9, a 9,000 s.f. building at 309 Worcester has been leased to Tiles Plus More, a 17 yr. old business that will be relocating from Framingham. Marlene representing the Lessor was the sole broker in the transaction.

Holliston, MA - 10/17/08 - Marlene represented West Holliston Professional Park in the sale of 1.5 acres next to 1750 Washington Street ( Rt, 16 ) to Veristat. Marlene had sold Veristat their 14,000 s.f. building located next to the land 2 years ago. The abutting parcel will serve will allow Veristat to add additional s.f. to its building. The selling price was $315,000.

Ashland, MA - 9/28/08 - 200 Butterfield Drive, Unit G, a 9.965 s.f. modern industrial condominium has been leased. Marlene represented the Lessor in this transaction.

Ashland, MA 06/15/08 - Marlene successfully re- leases 200 Butterfield Drive - Unit B-1 to Keytech US. The 2,900 s.f. facility was part of the transaction below and involved several personal guarantees to make the deal come together.

Holliston, MA 04/1/08 - As the sole broker in a complex transaction, Marlene was able to lease 11,000 s.f. to Computer Recycling US at 330 Hopping Brook Road. The Lessee had 2 sites under lease, Marlene orchestrated a deal where the new landlord paid the lease obligations of Computer Recycling's Ashland facility and Marlene was hired to sublet the 2,900 s.f. so the new landlord would be released from that obligation. The Ashland lease noted above released the Holliston landlord from the Ashland rental payments.

Holliston, MA 04/1/08 - Gordon Real Estate, representing the Lessee, Win Supply, a company that markets renewable energy products and Marlene representing the Lessor have leased 16 Everett Street. The 5,921 s.f. space had drive-in and loading access. Marlene is focused on bringing landlords quality tenants with businesses that should do well in the current economy.

Framingham,  MA 3/2/08 - Robin Boyce, of Design Center West/Bedworx Inc. will be opening a high-end design center to accommodate the overwhelming response of LeatherFurnitureStore.com at 855 Worcester Road, Trolley Square.  Marlene Aron represented Trolley Square LLC.

Framingham,  MA 2/2/08 - A lease has been signed at 50/60 Worcester Road - Venture West Plaza with Mike's Tailoring.  The new store will service Jos. A. Banks clients, as well as other clientele.  The store is relocating from Apple Hill in Natick.  Marlene Aron represented the Lessor.
